How long is a fire risk assessment valid for?

There's no fixed expiry date under the Fire Safety Order. Instead, the law requires the assessment to be kept under review, and updated when something material changes. An out-of-date assessment is treated the same as having no assessment at all.

What changes mean I need to review my assessment?

Common triggers include a change of tenants or occupancy, a change of layout, new fire doors, alarms or emergency lighting work, a change of managing agent, or any fire or near miss. Reaching the point most businesses treat as an annual review is also a reasonable trigger even without a specific change.

Is a review the same as a brand new assessment?

No. A review checks an existing assessment against what's changed and updates it accordingly. A full new assessment starts from scratch. Which one's appropriate depends on how much has changed and how current the existing document is.

04 / AFTER REMEDIAL WORKS

Do I need a new assessment after completing remedial work?

Usually a review rather than a full reassessment, provided the rest of the property hasn't changed. The review confirms the completed work addresses what the original assessment identified.

Does the same assessor need to do the review?

Not necessarily, but whoever reviews it needs to understand what the original assessment found and why. Bringing in the same partner network we work with keeps that continuity straightforward.

My assessment is a few years old, does that automatically mean it's invalid?

Not automatically, but it needs to still reflect the property as it currently is. If nothing's changed and it was recently reviewed, it may still be current.

How is a review priced compared to a full assessment?

It depends on how much has changed and how much of the original assessment still applies. Once we know the scope, the team can quote clearly.

What if I don't know when it was last reviewed?

That's fine, it's a normal starting point. We can help establish where things stand and what, if anything, needs updating.

What happens if I never review it?

An assessment that’s never reviewed eventually stops reflecting reality. Enforcing officers and insurers treat an out-of-date assessment the same as not having one.
